I haven't written in a while because I've been swamped with prepping our house to sell and traveling a little bit here in Upstate NY.
We recently found a buyer of our house a week or so ago. I came back to Boise to get the house prepped and repaired, in order to get it on the market for the best price we could get. The whole process took about a week and a half.
Our yard was very dead in the back after a glitch in my watering app occurred. My brother Brian and I worked tirelessly replacing the sod the in the back. We rented a sod cutter machine from Tates Rents up the road and went to town. In about two days, we had it replaced.
We also cleaned the entire property with a pressure washer. It is amazing what kind of debris can collect after only 4 months away from the property. Brian pressure washed the fence and helped me with the garden beds and planting some Juniper bushes in the alleyway. When we finished, the property looked like a 1/2 million bucks!
My friend Gabe came by and helped correct a door issue in the apartment and after that, is was up to me to pack up the rest of our belongings and store them. I couldn't have done this without my brother's help. Thanks Brian!
The stagers swooped in and set up our house really nice. Janna with Bauscher Real Estate, did a great job making our house's old charm pop with a modern feel. This was what we were going for when we remodeled it.
Last Thursday, the house went live and we immediately got 3 solid offers for over $500k. Laura and I are banking on this equity to buy a property here in NY this summer and to have a quick transaction like this is really really cool.
We had final offers come in on Monday and selected the best one for our situation, as well as, who the new owner will be. They are a nice couple renting in the area with a dog. What's better than that?
Now we wait for the home inspection to be completed today for any issues in need of repair etc. I think it's go well, as we did fix everything before we left. We should hear before noon Boise time as to what the report says and whether we are still closing next week on Thursday. I still cannot believe it's a 10 day close on everything. Unbelievable.

In the midst of getting everything done, I got to see my family and spend some quality time with my good friends Gabe Keck, Joe Gallegos and Jeff Sebolt during my trip. We all go way back in various ways and we've remained solid friends along the way. Saying goodbye is hard but it's more of a see you later!
Now to New York.
I finally cut my hair when I got back and recovered from jet lag and dehydration from the 100 degree weather. I hadn't cut it since before Henry was born. I had no reason to not be a hippy for a little bit. Feels good. My hair hasn't been that long since I was 15 years old.
Henry and Laura did great when I was gone. He was a totally different baby when I returned. He was stronger, rolling over like mad and he had a different more developed personality. I was blown away by how much he'd changed. I missed them so much when I was gone.
We've been looking for homes since I returned in the Oneida area and Cazenovia. We found two that we plan to look at today. One is in Chittenango, about 10 minutes from Laura's parents and one is in Cazenovia, about 30 minutes from Laura's parents.
The Chittenango place is smaller one an acre and a half and the Cazenovia place is bigger on 6 acres of land. Both are about the same price, give or take $15-$20k. If we get the go ahead to put an offer on one of these homes, we may decide to do this today.
We did look at a 17 acre farm in Munnsville. We decided that the whole house needed gutted and walls needed removed, the kitchen needed massive repairs and the bathrooms weren't what we'd like. The place had a cool red barn and a "pool". The "pool", hadn't been cleaned in years and was essentially a dirty pond. The barn's concrete floor was all broken and frost heaved, which was creating a sag in the roof line. Yikes! However, the property was so very beautiful. I left some pictures of it below. We are still sorting through what we want to do and if our budget can cover the costs of a massive remodel. I loved that land and the vision of a farm life. But they have it listed for $260k and Zillow is saying $177-$222k. If it was lower, I'd snatch it up in a heartbeat. We are walking the property Sunday and will do a thorough look through the house again to see what it would take to get it to our level of quality.
I'd like to get some roots down before we head back to Idaho in September. Our plan is to drive the northern states back to Idaho and stay for a little bit. We will head back to NY in October and settle in for winter.
In the early spring or spring, I'd like to consider opening a second location for Trailhead or find an associate position. I'll figure that out by then.
For now, both businesses are doing very well in Idaho. The team I found is so very great! I continue to help Dr. Azevedo and the front/back office staff with daily stuff that needs my help. The clinics are growing and that is a true sign that the staff are excellent and we have good direction.
